The Midlands Housing Trust Fund offers three types of development services and technical assistance:

Consulting: The Midlands Housing Trust Fund’s primary development services goal is to help developers evolve their affordable housing projects from nearly-bankable to fully bankable as quickly as possible. We can assist housing developers in capacity-building to enable their projects to be eligible for permanent bank financing. We can provide both pre-loan and post-loan support to help developers effectively manage their housing portfolios and ensure their financial stability. We can help developers identify and address potential risks, provide input on marketing and property management, and suggest strategies for profit mastery. Hourly and contract consulting services are also available to non-profit, for profit, and governmental organizations in the preparation of grant applications, LIHTC applications, development budgets, operating pro formas, underwriting, site selection, and program and organizational assessments.

Training: The Midlands Housing Trust Fund can provide fee-based training to non-profit organizations and for profit businesses to facilitate the financing and development of affordable housing. New and advanced developer services are available covering topics including financing options, rehab strategies and cost containment, property management, and government relations.

Program Services: The Midlands Housing Trust Fund offers contract services to local municipalities to facilitate the implementation of affordable housing and community development program goals and objectives, conservation easements, and assistance with alternative funding strategies, sources, and applications.
