We promote community development through financing, technical assistance, and advocacy for the creation and preservation of affordable housing for households at or below 80% of Area Median Income in the Midlands region of South Carolina.

MHTF is a certified Community Development Financial Institution that lends to housing developers for creation, rehabilitation, and preservation of affordable housing for households earning less than 80% of Area Median Income in a twenty-three county area of South Carolina (Abbeville, Aiken, Allendale, Bamberg, Barnwell, Calhoun, Clarendon, Edgefield, Fairfield, Florence, Greenwood, Horry, Kershaw, Lexington, Lee, McCormick, Marion, Newberry, Orangeburg, Richland, Saluda, Sumter, and Williamsburg). The Midlands Housing Trust Fund also provides gap financing for Low Income Housing Tax Credit (LIHTC) projects anywhere in the state of South Carolina.

Affordable Housing Defined

Housing is considered to be affordable when people pay no more than 30% of their income on housing costs. Households paying more than 30% of their income for housing are “housing cost-burdened.” More than 50% of renters and 35% of homeowners in the Midlands are housing cost-burdened.

Certain types of investments made by South Carolina residents and businesses chartered in South Carolina may be eligible for for the South Carolina Community Development Tax Credit. The Midlands Housing Trust Fund is a 501(c)(3) not-for-profit organization and all donations are tax-deductible.
Growth Must Include Affordable Housing
While Columbia should celebrate the incredible growth projected for the city core, officials must take steps to ensure that poor and moderate-income people aren’t priced out of the market in the process. The city’s developing core is attracting more and more upscale living options as well as businesses and restaurants, along with high-wage earners to support them. There will be countless options for students as well, with student housing being built at an unprecedented rate. But not enough affordable housing is in the works to ensure that working families can remain in or even near downtown, where they can have access to jobs, key resources and the many coming amenities. Unless something changes, downtown will be reserved for those who can make pricey mortgage or lease payments. Over $1 Million in Federal Funds Awarded to Midlands Housing Trust Fund
The U.S. Department of the Treasury’s Community Development Financial Institutions (CDFI) Fund selected Midlands Housing Trust Fund to receive a CDFI Rapid Response Program (CDFI RRP) award totaling $1,094,000. The CDFI RRP was designed to support, prepare for, and respond to the continuing economic impact of COVID-19. This award provides an opportunity for growth in an underserved financial sector. Every dollar in donated capital could translate into $ 7-8 of economic impact through job creation, retail spending, and increased tax revenue.
